Build to Suit / Lease Back
In a Build-to-Suit transaction an investor leases their land and constructs a building to the specifications of the lessee. A Leaseback would have an established company sell their existing land to an investor and simultaneously lease it back. The Build-to-Suit or Leaseback can be a very beneficial option for companies to use. When a company enters into this type of lease they generally show a higher return on assets because they do not show the land and building on their balance sheet. This allows a company to show higher productivity and can give them an opportunity to generate cash.
